Depending on the type of investor a rehabber is going to want margins that cover their costs in fixing up the home with an additional profit for them. We look for houses that lack pride of ownership and ones that are off market. In today's market once it hits the MLS 99% of the deals just don't make sense for a rehabber.

@Kevin Breazeale I am trying to learn more about UBLOC's. Can you share this process? I have heard that you need to develop a paydex score. Is this true? if so how did you achieve this? How long did it take until you were able to get a UBLOC? Someone told me that only massive corporations are able to achieve this, but am glad to hear you were able to achieve this. Thank you in advance for taking the time to write back.

@Josiah Santillana feel free to message me as well. I will try and offer as much insight as possible. I did the house hacking thing with an SFR. I think it provides the least amount of risk with favorable bank financing. I will say though besides the deal-making sense make sure you have cash reserves for when something doesn't go as planned.

I just heard that for Arizona going month to month doesn't offer any added protection to landlords as far as non-payment if its due to covid 19 reasons.

I am looking for a new tenant and am wondering if I'm just better off going month to month or doing a year lease during these times? Does one make it easier to evict?

@Connor Campbell you're super young and have such a huge advantage. Patience is a virtue! What I did when I was in my late 20's and finally wised up was decided to buy a house and rent out the three rooms. I did an off market deal and bought the home from my landlord. As mentioned I sacrificed my privacy for building up equity and did a 3.5% down doing an FHA loan doing a 15 mortgage. I had to pay $350 a month out of my own pocket to live in my place. I wouldn't have changed anything. Staying disciplined and building that equity and hopefully appreciation are two powerful points in real estate investing. 7 years later I decided to refinance still keeping the equity (some would not agree) and I decided to refinance into a 30 year mortgage to drastically lower my monthly payment. Hey everyone. I am in need of a drywall company that has a crew and can get jobs done in days.. not weeks. I have a 2000 sq ft home that needs added drywall and sanding of existing drywall to match the new drywall.. Not sure what the policy is of putting companies on here so if you feel more comfortable shoot me a PM.
