Looking for more Meetups to attend. I go to the Alamo and SA REIA's regularly and a few off meetup.com already. Does anyone host or know of meetups that may not be posted online or advertised very heavily?

NW area holds arguably the best ROI for rentals. You have a high concentration of military, close to the med center, UTSA, and Alamo Ranch. If you have a nice rental that is well priced, it will rent out very easy for you. With that, NW is also the most competitive area. DOM are low and price point is a bit higher in most cases. My rental investor clients have had success in most of the North, Downtown, and Southtown areas of the city.

I am not sure if short term rentals are of interest to you, but it is a booming market here and only getting stronger. Buy these properties around Downtown, bases for family of military to stay when they visit, and the AT&T Center. Price point in the area is still rather low, while supporting a nice nightly fee.

I think all of those areas are very good areas to invest! San Antonio, Canyon Lake, New Braunfels and Seguin are the areas I focus on personally.

Post: Price/ Sq.ft. to build on Stilts/Pilings?

I recently looked at a waterfront property in Central Texas. I am considering building a 3/2 at about 1200-1300 sq.ft on stilts, due to the water being in the backyard (all neighbors are on stilts as well). I am inexperienced with this type of construction and was wondering the average price per square foot to build such a house?

I would encourage you to look into the New Braunfels area if interested in tourist locations. The river and lake are huge weekend and summer get away spots. I think something like this would be a hit for air bnb renters on the weekends.
