Hey BP,

I wanted to get some thoughts and feedback about Seguin, TX. Does anyone invest in the area and had success? Being that it is only a short drive down I-10, it seems to me it shouldn't be too hard to manage projects there, but is it worth it?

San Antonio is, in my opinion, the best overall market in Texas right now to invest. Taking into consideration price point, appreciation, surrounding areas, and being the fastest growing city in the nation.

Just the lot without the road and well. Originally I thought it was one large lot, but the survey showed different. Buying both is the easiest solution theoretically, the sellers are being a bit difficult. If it wasn't such a good deal I would just move on.

The lots have different tax and geographic ID's, but the same address.

I work in Downtown San Antonio and live in New Braunfels. The commute isn't too terrible, distance wise. Judging by traffic in the morning, many other people have the same or further commute as I do. Texas, being such a large state, with huge infrastructure systems, I think it is pretty typical of people to have further commutes, whether renting or not. Just my opinion.

It is an interesting concept to me. Looks to be a great option for first time home buyers with small families, or just starting out. Also, the affordability of a tiny home itself coupled with solar power is awesome! People could afford upper scale finishes and materials for a home this size.

Is he planning to build communities/ subdivisions of these homes or build to order?

Welcome to the community Francisco. You will find a ton of networking opportunities and education on the site. Personally, I have found networking events to be best when starting out. Actually speaking to someone in person instead of over the phone has yielded me tremendous opportunities and connections.

I recommend searching meetup.com to find events. Their are a ton out there to attend. I look forward to connecting and networking with you!

A survey was done on the property, which discovered an issue. It turns out the property was actually two separate lots with the same address and no signs of a property line (previous owner did not disclose there were two lots). This wasn't a huge issue until the water well and the road to access the back of the property were on the other lot. 

Has anyone ran into issues similar to this? How did you handle it?

Yes sir, I ran into that issue. Doesn't make a whole lot of sense to me for HOA to not allow that, being that Canyon Lake is a prime weekend getaway location. Tons of opportunity to be had for the community if they were to change that regulation. Any thoughts on why they won't allow? Pros and Cons?
