Drive around and take down the addresses of properties you find that fit your criteria physically, then skip trace the owners and call them. Do that until you find one (or some) that are amicable to one of the techniques Mark mentioned above.

I would keep looking, I know you can find a better deal in Columbus. Don't limit your thinking to single family; Columbus has many multifamily as well. You won't get much appreciation in Columbus MS but you can cash flow nicely.

Susan makes a great suggestion to house hack, especially being in a college town. I have looked in Hattiesburg and you can find some great deals that would allow you to live payment-free and give you some cash flow. My suggestion for wholesaling is drive-for-dollars and cold calling. You can't beat getting leads while driving around and learning the area, download an app like LandGlide or similar to get information while you drive, then skip trace and cold call owners. Don't over-complicate it. Then as you get deals flowing you can expand to ways to get inbound leads.

Belhaven and Fondren are great rental areas inside of Jackson because of the schools and hospitals. South Jackson is good for low entry cash deals with returns close to 2% per month but little if any appreciation. Brandon and Madison will be a higher entry level but you can still find deals that will cover the 1% rule since market rents are typically $1,500+. Pearl and Ridgeland are great rental areas too with some older houses that can be found at great deals. If you need help in the area, I don't mind; message me any time.

Hi Marian. What part of Mississippi are you from? Central MS is actually a great rental market. Market size over 500k people and you can regularly find single family rentals that get near the 2% monthly return mark. It won't give you great appreciation but its stable and provides good cash flow.

I would find a SFH with 3 to 5 bedrooms that you could put some work into to add value. While you're doing the work you rent the rooms out, so essentially a house hack and live in flip. But once the work is complete you can refi instead of flip and use the money for future investments while your roommates pay the mortgage.
