Nice! Thats a great first deal! I went to USM, do you plan to rent it by bedroom to students or a family? 

I would suggest looking in Florida. There are many areas with colleges that are desirable summer locations as well.

You can definitely find great better deals in the midwest and southeast. You could potentially purchase 4 houses for the $300,000 providing around $5,000 per month gross rents.

If you have no money in it and the tenants are paying down the principle I would keep it. I like cash flow rather than banking on appreciation. I try to find ways to add value to my properties rather than wanting to recognize value through appreciation.

Hi Supada. I live in Mississippi and have had rentals and notes in Meridian. I don't know the area extensively but there are definitely deals to be had there, for cash flow. However, don't expect appreciation.

You're going to be hard pressed to get $300k an acre anywhere here, I could see $150k an acre in the area you're talking about. And maybe it will be $300k in some time as that area develops, but right now if I were you I wouldn't bank on $300k+ an acre.
