Well it doesn't sound like they are scammers, just not the brightest people in the world. Either way, you dodged a bullet on this one. As far as student rentals, it is fairly common to pay for the semester up front, but generally not more than that.

This is probably a dumb question...but I'm a dumb guy! Lol! In shooting for $100/door, what doors are you counting? Interior/exterior? Just main entrance? $100/door is a completely new concept for me.

We are currently renting and one thing that our landlord has done, is provide us with things like filters. What I really like though is rather than just expecting us to remember and being upset if we don't, they send us a text every 4-6 months to remind us to do x,y, or z.

My wife and I are strongly considering a move from central Washington to Portland Oregon. Our ability to invest in the area is going to be a major factor in whether or not we move. Is there anyone who can give me a general run down of the market over there? We'd like to flip homes that would sell in the $140-200 range, and buy and hold duplexes-quads.
