Well it doesn't sound like they are scammers, just not the brightest people in the world. Either way, you dodged a bullet on this one. As far as student rentals, it is fairly common to pay for the semester up front, but generally not more than that.

This is probably a dumb question...but I'm a dumb guy! Lol! In shooting for $100/door, what doors are you counting? Interior/exterior? Just main entrance? $100/door is a completely new concept for me.

We always make offers subject to partner approval. Easy way to back out, the partner doesn't like the deal.

Thank you! Is this a recent shift? Or has it been that way for a while? What about the surrounding suburbs? Or even just over the river in Vancouver?
We are currently renting and one thing that our landlord has done, is provide us with things like filters. What I really like though is rather than just expecting us to remember and being upset if we don't, they send us a text every 4-6 months to remind us to do x,y, or z.

My wife and I are strongly considering a move from central Washington to Portland Oregon. Our ability to invest in the area is going to be a major factor in whether or not we move. Is there anyone who can give me a general run down of the market over there? We'd like to flip homes that would sell in the $140-200 range, and buy and hold duplexes-quads. Any guidance would be appreciated!
