Im in a similar situation ,but I need more cash flow before I make the jump. Realistically im probably at least a couple years away. Sounds like you have a good W-2 job. What do you do? Do you have LLCs for your properties?

Hosts usually take 20%
a good host replies to the guests quickly with clear check-in information 

a good host will troubleshoot thermostats, WiFi, and get the house cleaned and ready quickly for the oncoming guest. A good host knows the local festival dates and has a handyman and multiple cleaners on call and ready to go

a very clean house and quick turnaround are vital 

Im listed as a co-host but I pay a local host to do the legwork

I invested in my backyard first. Stockton,CA had the most foreclosures in the US, after the housing crash. On top of that there was an $8,000 tax credit, as an incentive since people weren’t buying.  So I bought one for 135,000 and sold years later for 447,000.  I sold that home about 2 years ago to buy my first Airbnb in Tampa, FL which thankfully is going well.
