Post: Landlord responsible for overdue tenant utility billsin indiana?

Hey everybody I am in a predicament here and I’m not sure what to do about it.

Background: recently had to evict a tenant in Indiana for non payment of rent. I am in the process of getting the place fixed up and the utility company informs me that the former tenant has a $950 utility/water bills that is overdue and that it’s my responsibility to pay it. All utilities were in the tenants name and I thought with the new legislation in Indiana, Bill HEA 1347 public law 105-2019, that landlords were no longer to be held responsible for tenant utilities that were overdue.

Any advice that you can divide would be greatly appreciated!!

Hey everybody, I am looking to start rehabbing properties in the Indianapolis area to keep as a rental property after it’s complete to grow my portfolio. My question is who is your favorite hard money lending company and wholesaler in the area and why?

I have searched through the forums and haven’t found many newer posts on this.

If I need to be any more specific please feel free to ask questions.

Thanks for the advice guys. I will definitely try to find the meeting that is on the 25th and attend. As far as the how can I add value to a mentors business, is will have to think on that. With limited experience in this field I would have to bring value another way. Maybe a future post in the works. Hopefully I can figure that one out.

Hi everybody my name is Brandon Lovellette. I have a Bachelora degree in Petroleum Engineering from Missouri University of Science and Technology. I just moved to the Denver area about 2 months ago for a job as a Project Manager/Estimator. I have been interested in investing for passive income for a couple of years now it haven't had a change to delve into the market. I work 6-2:30 M-F so that gives me plenty of time in the afternoon to learn about the world of investing. I enjoy meeting new people and am currently seeking a mentor to help me get started. If anyone has advice or knows of any investing clubs please feel free to provide it. Also please feel free to ask questions, I will try and answer as quick as possible.
