@Levi Gardner Glad to see another San Diego member! I am interested to hear about your construction background and if/how you want to use that in your REI career, if you wouldn't mind sharing a bit more on that. Hi all!

My name is Brandon Hood, and I my real estate background when in 2005 when my parents joined the industry as Realtors, and I heard allllll about it.  Fast forward 10 years, a housing bubble burst (my parents are still in business and thriving, yay!), and I am fresh out of the University of San Diego with big dreams that I am taking initiative to make reality.  I began my own Real Estate career by getting my CA RE License in May, and have since begun to pour myself into learning about the investing world of real estate.  I came into Bigger Pockets doing research prior to attending a real estate seminar this past weekend, and my eyes were opened to the wealth of knowledge that this site and its community offers.  I believe that I can take everything I have been building towards and the support of BP and achieve my dreams of establishing a healthy passive income in real estate by the age of 25, so I never have to work again - I can chose to work and enjoy my life and its offerings.  I have already accomplished so much in a week since committing fully to this career from building a team of investors (which I am looking to grow if you're interested), to lining up 3 cash buyers (with a list of 12 more to contact), to learning the hot flip markets in San Diego are and finding potential properties, to establishing my own company (more details on it soon!).  I say all of this not to brag, but to tell this community of like minded people that if a 22 year old just out of college can learn to do all of these things from the people on this blog IN A WEEK, then anyone can, because of the value of those around you here.  I want to connect with as many of you wonderful people as possible, and put some deals together with you, so that everyone can achieve their dreams too, whatever they may be.  Thanks for reading, and you all will DEFINITELY hear more from me soon (look for that first deal to be posted in the next few weeks!).

Hello BiggerPockets World!  I would like to introduce myself as a new real estate investor with big aspirations and dreams.  (If you are in a rush, feel free to skip to my questions at the bottom of this post to save time!) I found BiggerPockets a couple of days ago and have read The Ultimate Beginner's Guide to Real Estate Investing, and several related articles, so I want to dive in head first with getting active on the forums as I continually hear how great of a resource you all are.

My name is Brandon Hood, a recent graduate of the University of San Diego (USD), and since graduating in January, I have acquired my residential real estate license.  While I know this isn't necessary, my first question is how do I leverage the resources that I have as a real estate agent to benefit other investors and myself?  Legal and ethical practices are a must for me on this front!

Second, to speak to what I specifically want to do in speculating and investing, I want to leverage OPM (I have little of my own capital) into Single Family Residential Wholesales and Flips here in San Diego County. I have several investors who would like to be equity partners, so finding properties and buyers is definitely on the agenda. What are the best ways to grow a buyer's list? I am already scheduled to attend 4 REIA networking groups, so other suggestions are welcome. If I go the Craigslist route, what are the best practices to generate buyers and/or sellers with those ads? What is the best way to set up an entity with 3-4 parties involved? (LLC, etc?).

Lastly, and more generally, what are some tips that people learned from trial and error, both positively and negatively, that they remember from beginning and growing more successful?
