Thank you for the reply and the awesome insight! Happy I could get the conversation started. The observations you shared is awesome information so thank you for sharing the numbers and experience as well. I definitely agree that it is very easy to overpay for properties, especially in these Colorado markets right now. I feel as though I am in a good position as I am looking strictly for buy & hold, focusing on cash flow rather than appreciation, viewing it as an added bonus and running the numbers as such. Not looking for a get rich quick plan but rather a long term strategy, which it sounds like we may have the same mindset in that regard.

You mention that you have several SFH's in the area, have you ever looked into the potential of some smaller Multifamily assets? Long term that is my goal is to focus on MF and have seen a few properties pop up in there that initial checks look like they could work well also. Just curious if you have any experience in that arena as well. Regardless, any areas that you think should be avoided there? Any recommendations on lenders or brokers that you have had success with?

Hi Nick, thanks for the reply! Glad to hear others are agreeing with my thoughts on the market. As a newbie having the input from those with the experience to validate some of my analysis so far is awesome to make sure I am looking at things the right way and progressing in the right direction.

Thanks for the perspective and warning of the differences in neighborhoods there and definitely will keep an eye out for that. I haven't spent a ton of time there myself but enough to absolutely see your point. Thanks for the heads up on the fountain area as well, I will definitely keep that in mind. Any areas that you may know of to definitely watch out for as ones to avoid?

Thanks for the reply, very much appreciated! You're right, I definitely am looking to see if it would be a good option. I am specifically looking to invest with a focus on cash flow &/or Cash flow potential as opposed to focusing on appreciation, but treating it as a bonus. Colorado Springs definitely seems to have a good potential for both and could be a safe option for a newer investor such as myself. Especially compared to the Denver Market right now.

Long term I am very much about the numbers and investing where they make sense, so long distance is an option as well, but as a newbie I want to stay close to home as I get my feet wet and learn the business as hands on as possible.

I am glad you brought up the Airbnb as a potential strategy as well and actually had stumbled on an article shortly after posting specifically about the rules in the springs. it would definitely help me sleep better at night knowing that there would be a way to offset some vacancy expenses.

Good Morning and I hope everyone is off to a great start in 2018! I have been lurking around this site for a while now and have learned a ton from all of the great information and resources here and decided it was time that I join the fun! I am an aspiring investor from the Denver Area. I was inspired, like many of us, by reading Rich Dad Poor Dad, and then another book, and then another, and so on...

I am learning as much as possible reading and podcasts from BP, Joe Fairless, Kevin Bupp and Rod Khlief, and am ready to take action this year and get this ball rolling. Currently looking to purchase my first property!

If there are any other newbie's or seasoned veterans in the Southwest Denver area that would like to connect please reach out! I would love to meet for coffee sometime and discuss real estate, goals and anything else. I am pretty active in the local REA groups in the area so I hope to see some of you there and at the BP Meetups in the area as well.

Looking forward to learning from everyone here and making 2018 a year of action, and I hope its a great year for all of you as well!

Hello all and I hope '18 is off to a great start for everyone!  I have been researching the Colorado Springs Market over the last few weeks and have been intrigued thus far and wanted to get other experienced investors thoughts. There are some key things I have found through research that make the area seem like it could be a strong potential for opportunity.

  • A low and still declining Unemployment Rate of 2.7%, right on par with the state average
  • Job Growth projected at 38% Annually over the next 10 years
  • average rent price increase of 10-12% over 2017
  • A diverse economy with college, tech, military and healthcare services.

Prices in the area are still reasonable, especially when comparing to the Denver area markets. Anyone here actively investing in the area? Am I missing anything in my market analysis thus far that I should be aware of? Next step is checking the area out and meeting with lenders, brokers, and property management groups in the area to begin building a network and better understand the market but wanted some local experience as well.

Anyone have any recommendations for Lenders, Brokers or Property Management groups in the area?
