Hey @Scott Dixon Sorry for the delayed response,

1) Do you currently own these condos and purchased the properties contract for deed? If so, how long have you been paying on the contracts?  *The condos are seller financed 1 of them is a two year balloon period with about a year remaining and the second is a 5 year balloon with 4 remaining. 

2) Did you buy the properties under market value? If so, what would you estimate your currently loan to home value?

*market Value 65k to 70k. One I got for 55k and the other 64k. 

3) Do you have a W2 job as this could help with getting standard conventional loans? * Yes 

4) Do you have 2 years or more of tax returns that show rental income on a schedule E? * proof for 1 year for both

Hello all,

I am seeking advice and how to go about obtaining / which loans  for an earlier balloon period or taking over 2 condos I have here in Champaign IL on contract. Just need help to decided which route to take... the traditional bank route our help with private/ hard money? Thanks in advance!

Seeking investor, seller finance friendly realtors, south Florida.

@Michael Glist well the first property I tried to obtain was rejected they said  simply because of credit score but that was for a condo and not for a single family or normal home, So that may be the reason. I  can try the house hack option on a single ffamily but yes  I am am in search for private lenders as i know that is a good option. Thanks Michael!

@Michael Glist Hey Michael Really looking into 2 options.

1. I am currently A property manager of a condo complex wanting to  buy back some condos to rent out then eventually sell.

2. The second is to flip single families. 

I would like the conventional way but Have been rejected  as my credit is just over 600, and most hard money needed 20% down so mostly looking for private money to funds my deals

@Michael Kinsella Hey Michael thanks for reaching back out. I’m aware of and trying to find private lenders but just starting out I have very few connections  and not really sure where to look, same goes for hard money most hard money I’ve looked into wanted 20% down which I don’t have at the moment but I appreciate the advice and your input!

Hey guys I have been reviewing a few mortgage lenders online and trying to see which are the best. I am rebuilding credit and just under 600 and just needed advice on which lenders would still help or where to go to get funding for my next deal. Thanks in advance!

Hello  @Matt Engle thanks for reaching out! But I am more interested in multi family at the moment but still open to single rentals eventually as well.
