I found a 4 plex that rents for $450 a month. 3 units currently occupied. It's going for about $60000 and needs about $30000 of work.

Down the road from a community college. And across the street from a small new medical center.

Taxes is under a thousand dollars

What are your thoughts.

Thanks for the a advise. I recently purchased a house not for investment purposes and so got taste of the process. I know the law firm I could reach out to, to assist. It is a lot of paperwork though.

So I found a house down the street from me and I noticed nobody seemed to be living there.  Good Neighborhood.  I checked the local govt tax records and found an address where it appears the owners are in Florida.  So say I contact the owners and they decide to sell.  What do I need to do to purchase this property?  Would I still need a realtor or some kind of agent?  (FYI I'm located in NC.)

@Dave G. - Sweet!! I want one!!   Somewhere out there, there is a video with folks from a Gun manufacturer.  I can't remember the name but they took a 240b machine gun and put a handle and trigger on it like a chain saw.  This was purely for fun and fire from the hip weapon.  They said it was surprisingly accurate.

I'm new to all this but I found a group of good condition properties that the seller wants to sell as a package. It consists of 4 duplex, 1 triplex, and 4 single family homes. The package is less than a million dollars. I don't have the money for all this but was wondering if an investor maybe interested in helping out. Please reach out to me if you are interested and I'll get you all the numbers and info.
One gun I'd be interested in would be the foldable Glock 19. However they're kind of pricey.

I came across a video that you can form an Manager Managed LLC (well call LLC A) in another states such as Delaware in order to be more anonymous when it comes to asset protection. Then you can create a Member Managed LLC (LLC B) in another state where the "Manager" LLC (LLC A) is listed as the owner. I live in NC and planning to be buying/ selling / renting properties here with the possibility to branch out into other states. If LLC A is the parent in another state and LLC B is the one I'd initially be using would I need to register LLC A as a foreign LLC here in NC? Or would I need to register LLC B as foreign to Delaware?

Feel free to give any advice please I'll take it.

@Charlie MacPherson Thanks!! Just needed a general idea. I don't think this is that bad but just wanted to get a general idea before getting serious on buying this house. You know how it is some houses look fixable until you start working on the inside and then you realize there's more to it than what you initially thought.

I don't have any properties yet but saw a house online with possible leaking in the roof. I'm in NC and what is the normal cost of mold remediation?
