I would recommend you start with attending local meetups. Through conversations with other investors you will probably find what you are looking for. I know CTREIA holds a monthly meetup both in Rocky Hill CT and Stamford CT. You can start there. If you are ever up in New Britain CT, you can stop by my meetup as well :) which is held the third Thursday of every month. From these meetups, you will build relationships and the people you are looking for will start to magically appear.

  Brandon, thanks for the advice! What type of lender would you recommend I start with, credit unions? I'm stuck on a 2nd shift schedule right now, but I'm hoping to switch to a day shift by the end of the year. I'll definitely drop in to your meetings when I become able.


 Yes, that would be a good start. They tend to have better rates that the big banks. If you are going to be in Middletown, definitely start calling around to local credit unions. Tell them what your plans are and ask if they have any offerings that align. I would also recommend you join some of the local investor groups of Facebook and you will learn a lot about the various lending options out there.

I would recommend having a conversation with a lender now to get an idea of what options you have for lending. Hey Damian,

Here are a few recommendation on getting started in real estate investing:

* Read "The Millionaire Real Estate Investor" by Gary Keller. This will give you the core fundamentals of what it takes to be a successful investor. You can also read Brandon Turner's book  "The Book on Investing In Real Estate With No and low Money Down" to get some ideas if you are cash strapped.

* Regularly start attending meetups in your local market. You will learn so much just by surrounding yourself with others who are already investing. Meetups will give you good education, contacts and relationships. If there are no meetups in your market, you can either start one or start attending online meetups.

Just between these two steps, I believe you will be in a better place and have an idea of how to get started.

Interested or currently involved in real estate and looking to surround yourself with like minded individuals? We welcome you to join us for our monthly real estate investor meetups in New Britain CT. This meetup is free and open to all who have some form of a connection to real estate or just looking to learn more.

Our meetups take place every third Thursday of the month 5:30pm-8pm at Belvedere restaurant, 82 Broad St, New Britain, CT 06053. Street parking is free after 5pm. Generally we socialize & network for the first 30-45 minutes, followed by introductions, then we get into our monthly topic of discussion.

Currently there is no charge for this meetup as the generous owners of Belvedere Restaurant are allowing us to use this space for FREE. Hey Bianca,

What someone considers a "good investment" will be specific to the investor themselves. Some investors my go off of return on investment while others may focus on how fast they can recycle their money from a specific deal. For starters here are some of the items you would want to consider when building out your spreadsheet:

*Taxes
*Insurance
*Contracted Services (snow plowing, landscaping and etc)
*Property Management (Will depend on size of property and local PM rates)
*Utilities
*Vacancy (Depends on market, you can start with 5% of gross rents)
*Maintenance (Depends on age and condition of property, you can start with 5% of gross rents)
*CapEx (Depends on condition and age of property, you can start with 5% of gross rents)
* Gross Income (Income from rents, laundry and any other source)

With these general expenses and having the asking price from a seller, you will be able to underwrite most smaller multifamily deals. The cap rate will end up being the asking/purchase price over you net operating income (NOI). By watching and learning from a few Youtube videos, you should be able to build a simple spreadsheet and start underwriting multifamily within a day or so. Also, I would recommend taking the BP multifamily bootcamp. I took it a few months back and I was impressed by how much was covered. They pretty much covered everything you would need to do to start underwriting and investing in large multifamily.
