That's great to hear! I'm hoping my STR here will rebound as well as yours. I do agree that pigeon forge is the better investment play but it's another few hours from me which put it further than what I'd consider for a weekend getaway. It really sounds like I need to get over personal use or move closer to the mountains haha

Agreed, it's tough to have your cake and eat it too. I failed to mention that cash flow was #1 and personal use #2. I realize that may be a fiction right now though.

Thanks everyone! I started looking on AirBnB but given the COVID situation it's tough to discern how realistic the numbers are. I know my STR here in Mt. Pleasant is way out of whack from normal.

I had not considered the tax difference in TN verse NC so thanks for that very helpful piece of info. I'm trying to stay inside of five hours so I could realistically use the property which makes TN less desirable. 

Thanks again for all the great advice! Definitely a lot to chew on.

I'm considering investing in a property up near Lake Toxaway (or close by) with my number one criteria being that it cash flow. Does anyone have any experience investing in that area. I know close by in Pigeon Forge there is a huge STR market for mountain cabins but not sure in the more remote areas near Cashiers, NC. Any advice would be much appreciated.

I would look downtown and see if you could find a house that has a carriage house or separate space for STR income. You should reach out to Chris MacEachern at the Beach Company. He's helped me find a few good investments down here and knows the intricacies of downtown investing. There are a ton of good options on JI or West Ashley. Mt Pleasant is great (where I live) but definitely pricey. You'll have a better chance renting your place later if it's downtown IMO.
