@Steven DeMarco hey have your thought about Turing the property into a room rental or using PadSplit . Or you could sell the property on subject to. In fact I would be open to buying it creatively from you

Well my story on how I got connected into real estate started at my old cooperate job. My coworker over heard that I quit my network marketing business and threw the idea of wholesaling. The biggest lesson I learned in wholesaling is that you need a team. You cannot do this business alone. Find people to partner up with that are good at things you are not so you can focus on things you are good at.

Hello Everyone!

No I'm not new to biggerpockets my account has been on here for about 6 years now. However, I still have not utilize everything this platform has to offer there is some much value here! My Name is Brandon Dukes and I have been in real estate since 2019. Currently I'm just wholesaling everything from SFH, land , apartments, and condos. My main market is Maryland, DC and some parts of Virginia. I like working with agents and matter of fact I can offer a buy price service to agent where before they go on their listing appointments I can give them a buy price and contract they can have in their back pocket.

Quote from @Buyan Thyagarajan:

Hi Guys,

I am a real estate investor from Delaware. I have properties closer to the Hockessin area at the moment. However, I am seeing a lot of activity closer to Newcastle around route 13 where there are 2 amazon warehouses, and warehouses in Middletown which are spurring interest. What are the zipcodes and areas in Delaware do you invest in and get good cash flow? Any recommendations on zipcodes for ARV. My hunch for ARV is

1. New castle

2. Middletown

Feel free to post your thoughts

Buyan

@James Gates so did you use a local contractor for the job? Or did you use the same process described in the BRRRR book to find a rockstar contractor?

First, I do want to apologize if I have offended anybody that was not my intention. I was just trying to understand because I’m seeing it from a different perspective. I see it as solving a persons’ problem. If the house the grandmother was living in was a distress situation and the wholesaler is able to solve that problem for her then to me it’s not anything unethical in my opinion. Which I’m entitled to just like everyone else.
