He jumped ship on that one. He was given the property and decided he wants to try and list it. But he gave me a lead in Cali on another of his properties he isn't listing.

Any wholesalers or investors in the Pine Bluff area of Arkansas? I just got a total rehab project on my lead website. I will bird dog this one. You need to be able to track him/her down though. The seller left bad/mistyped contact info.

History shows it sold for $74k in 2005.

It does have land, and a garage. That's important to mention.

Just got a call from a lead in Arizona. This guy said he got his place for $60k and put $70k of work into it. I did some research and found it was not actually a single family like he said, but a trailer. Comps are all over the place. One says 80-110k and the zestimate is in the $30k range.

Not sure how I should proceed on this one. I have never wholesaled a trailer before. Btw, I can't provide the address here. I don't have it under contract yet.

Any advice?

I have done a contract for deed in Illinois, and had to evict. It took maybe 5 days to get the court date, and the judge gave the 2 day weekend to have them out. Not sure how your area differs, so maybe the lease option will work better for you.

It's not moral or ethical for a seller to back out. The contract is solid, let it happen. Of course, it's your dime.
