@Ron S. For the california requirements, would it just be a traditional RE license? I was just about to actively start door knocking for wholesale and creative finance deals...good thing I read this! Thanks again for the info!

@Byron Scott Congrats! That's awesome! That's an impressive accomplishment, keep your head up and keep striving for your dreams. Don't worry about how long it took you to get here, most give up before it comes to fruition. You just set the standard for your little ones to look up to! super proud bud!

I'll start by saying I have definitely put in as much effort on my own as I can, before asking for help! However, I am having a difficult time finding contractors that will show up. I've been hunting thumbtack, craigslist and word of mouth for nearly 2 months and most never return a call or text. The 2 bids I have gotten so far for doing basic drywall have been $20k to $25k for a 2800 sq ft. house. I've heard labor rates are significantly lower in ohio compared to California... Where are most people locating workers and does anyone have anybody available in the Toledo area? Thanks BP for any insight.

@Stephen DiNanno I went with Lumber Liquidators for my most recent rehab, they have deals all the time with a huge selection to choose and the prices are really good.
