@Glenn McCrorey That is really helpful advice. I think I will have the seller pick the people and then I will verify them before they move in. Will also have them do month to month until I take over the house and decide whether to keep them or not.

Thanks Bill

The seller wants to know if I prefer to meet the prospective tenants in person or just have the seller bring me the information, I.e. background check, income verification, etc. Would you recommend me get more hands on and meet the prospective tenants in person or simply have the seller present information to me? I am usually a more hands on person and would like to meet the people the seller finds but do not know if this is overkill.

Thanks Mindy! Seems like an obvious answer, but since this is my first property I was unsure.

I will close on a property August 31st and need advice on how to handle inheriting tenants. The house is an 8 room group home with 5 current tenants and 3 vacancies. The current tenets seems to be okay but would like to tweak the lease agreement. Mainly around raising rents for those that have been there for longer than 2 years. Also would like to be more strict about how I collect rents and when they are due. Want to use Cozy. I assume since I am buying the house, I am required to honor their lease until the end. Is it possible to require them to pay rent on the first and not the 5th? Also, they have been paying in cash, can I require them to go to my bank and deposit the money themselves or direct debit via Cozy?

Secondly, and maybe more importantly. The current owner wants to fill the remaining 3 rooms between now and August 31st but will not let me vet the tenants. The owner wants to fill the rooms so they get rents and I would like it so I can hit the ground running. Should I have faith in the current owner to find tenants to fill the remaining rooms? Or should I take the hit on the rent and find my own tenants? Thanks for any advice.

Hello everyone. I currently live in the Washington DC Metro area and am not finding deals within a 2 hour drive. Previously I lived in Dallas and have been looking to north Dallas suburbs for deals. Does anyone have experience buying properties in the Sherman area or similar? Thanks for any advice:)

It's increasingly hard to find great deals in the DC Metro area. So I am broadening my search to anywhere that makes sense. If you would like to discuss great deals or possibly partner up, feel free to send me an email.
