Buying Investment Properties in the Sherman Texas Area

Hello everyone. I currently live in the Washington DC Metro area and am not finding deals within a 2 hour drive. Previously I lived in Dallas and have been looking to north Dallas suburbs for deals. Does anyone have experience buying properties in the Sherman area or similar? Thanks for any advice:)
