Hey @Tonya Manning! I have owned several section 8 (government housing). There is definitely a need for this type of housing and really good tenants who qualify for it. It is rare for new construction to be rented to low income without a tax credit or similar program. In my area the maximum allowed section 8 rent is listed per bedroom on their website. It is common that those rent rates are at market value so some landlords accept the tenants. 

The purchase price is determined by cap rate. I recommend building a model to forecast future NOI. The cap rate will vary by market & asset class.

@Omari Heflin it looks like you are on the right track! I recommend using a model that will show a % change annually for your rent income, expenses, ect calculating your NOI & potential sales price each year with growth

@Cristian Gaona can you explain “ it's marketing is time consuming but free, basically just FB group outreach & direct messages.” More? Curious about this strategy.


I have a larger wholesale & flipping operation in Texas. I see never people having the most success with cheaper marketing channels like SMS & Cold calling. Although many markets are very competitive, there are still deals.

I would post a notice on the car. We Install signs on showing who is allowed to park in each spot also when there is an issue

Hey Aron. All capital expenses should be classified that way. When I was learning in the beginning I would send my draft return to my lender for feedback before filing.

I would only supply if you need to in order to achieve the rents you need. Check out similar properties in the area to see if they have them first.

24 liens will take some time to sort out. If you take the time to understand each lien (talk to your attorney) you can have clarity.  I have been in similar circumstances but they take time to resolve
