Broken Bow has gotten out of hand in a very short period of time on home prices. It has gotten super popular lately. A lot of very high end finishes that would be tough to compete with nowadays. If you went the new build route, there is a lot of activity for new lots.

Blue Ridge from what I have seen is mostly a weekend market, but that is only what I have read about. The Short Term Shop is in both markets, you may want to do a consultation with them.

I live in Dallas and my fear is that any city can change their STR rules at anytime vs a vacation market. I am kinda of surprised how many are getting into STR in the metroplex. There is already rumbling of changes coming to City of Dallas. As a homeowner, I would hate a STR on my street in a regular neighborhood. Seeing tons of rental arbitrage here too.
Mid Term might make better since in Dallas + Metroplex. PriceLabs has a market feature, Rabbu as well. Not sure about retro active. Did you actually purchase the AirDNA market vs using Rentalizer?  Maybe a place with some acreage right outside (30-45 min) with some nice land would be better and something I have considered.

Excellent info! That's cool, Evolve seems like a good company compared to others. I noticed they managed a few in the Destin area I was looking at and also a reasonable mgmt rate. Lake Granbury looks interesting not far from here.

Following... I would love to get started in real estate as well but lost my job. Seems very difficult to purchase or get approved without a job. 

Maybe try to partner or private lending would work. I am exploring options. I have money to contribute to hard money and/or conventional loan for a purchase.
