$30K sounds like a reasonable budget.  The materials you just have to be smart about and if you are willing to do somethings on your own it should be very doable. I just launched my new website but feel free to message me if you need cabinets.  I have thin margins because I deal only with investors.  I have an discount code listed directly for this forum that is listed on my business page here.

Let me know if I can be of any help.

Vanity all day for storage, and warping should not be an issue as long as you stay away from particle board

When looking for cabinets be sure that you are getting KCMA certified products, it is a quality control standard.  With a wholesale supplier you will generally get 40% + off of the retail price that the big box suppliers sell for.  If you have any questions about cabinets you can PM me I am happy to help.  The cabinet industry has a lot of options with varying qualities and it can be confusing to navigate.

Hi I moved to Philadelphia a couple of years ago and just getting involved with real estate down here.  I am looking to network with developers and flippers.  I am from Rochester NY and have a wholesale cabinet business up there that I am moving down here.  I am trying to learn as much about real estate investing as possible.

My goal is to build a network with some investors in the area and we can all bring something to the table.

Like they have said cabinet pricing varies but if you can get a good quality cabinet for under $100 ln/ft.  When you add in expensive cabinets like drawer bases is when your price starts to increase.  Your big box stores tend to be higher priced then other distributors so I would shop around, but be careful of the deals that are to good to be true with low quality imports and fiberboard toys.  You can message me if you would like more info I am happy to answer any questions.

You may be better off replacing the cabinets.  Refacing is labor intensive and the savings are not really there.  You can likely get all new cabinets for the kitchen for the same price.

If you want to get a deal for cabinets you need to look for a wholesaler. HD and Lowes sell their cabinets at "list price" or full retail which is higher then a wholesaler would. For a volume like that you would get a discount but not like you would by dealing directly with a cabinet wholesaler.  You will also get a better quality cabinet from a wholesaler.

It is barely worth it to build cabinets, the material plus the cost of the doors is about the same as just buying a RTA cabinet or even a preassembled one.  I would compare prices first.  But if you are still looking for the materials to build your own you can find most of those materials at any local lumber yard and the faces you would have to special order to spec.
