The market is great if you are able to source the leads.  As far as what area is best, it truly is dependent on your personal preferences and the investing models you are most comfortable with.

The only alternative that I can think of in conjunction with Anthony's statement is if your vehicle is registered to a company.  In that circumstance it could be argued that it is a company car, thus having the registration location of your choice.

@Jeremy Trier not anything I would blow a deal over if it is a sensitive situation. Many people will pump the oil out for free and the empty tank won’t pose any issues.

You can definitely dig up a deal. They may not be hanging low on trees at the moment, but they can certainly be dug up.  I own in both cities. In recent years, there has been an increasing focus on these towns from investors. Good and bad, but generally when this type of a situation happens, I shift to other towns or venture out into Mass. within 45 minutes I feel that you can always find good value deals.

@Gadiel Del Orbe I do not see a serious recession coming any sooner than the next 18 months to 2 years. It may extend a little beyond that, but unfortunately, coastal regions will most likely see the impacts on RE first. Regardless of prices, interest rates are expected to relatively hover and potentially decrease slightly. That coupled with a low national unemployment rate, and a sting overall consumer, and I do not see that changing at the moment. That doesn’t justify overpaying though. If you hunt down a deal, it survives market ebbs and flows.

@Matthew Otto Max that thing out. One day there will be a pile of money there that has compounded out of know where. There is no substitute for early investments, and getting accustomed to the lesser net pay off the bat will force savings and diversity outside of RE. For my first number of years, I did this with my primary job, had a part time job for basic spending money, and the remainder of my primary job’s money was invested in real estate. Fast forward a decade later, and I have no regrets.

@Anthony Petrarca you typically need a cert of good standing from the Secretary of State. When doing a 1031, there is ancillary paperwork where you will have to identify a specific property or properties. You can in fact trade several for one and vise verse so long as the sale proceeds do not exceed the purchase price(s). In that case, the non utilized balance would be subject to taxation.

There are a number of subsets and structures for 1031’s that can be utilized depending on the particular situation.

@Mike DeMille I would have to agree with @Frank Patalano and @Anthony Thompson. I think the taxes and insurance numbers are most likely low and that you will have a difficult time with having water, sewer, and snow removal fall on the tenants as their responsibility. Those expenses unfortunately in the multi family space are typically just a cost of doing business.
