So I have a situation similar. I have a house that will be fully renovated and I think I see mold in the living room on the high vaulted ceiling, garage ceiling and maybe by the inside AC unit. Holes were cut inside to sheet rock and there seem to be no mold inside the walls. Should I call a mold inspection service to let me know where remedy is needed to stop the mold from coming back? Then take care of the mold myself? I don't want to pay a remedy company thousands of dollars if I don't need to.

Hey BP,  does anybody have any idea of what could happen if someone purchased the old six flags and re-developed something similar in that area? Would property value increase a bunch? Just curious to what y'all think.

Hey BP, I have a quick question on super bowl Sunday. I have an off market property in downtown New Orleans ( bywater area ). I'm currently negotiating with the seller about them financing the deal. The sale price is 70k, the house is in good shape but I would need to finish the 2nd bed and bath. This area is slowly but surely changing in my opinion. Comps my agent send me we're at 100k, 145k , and 239k. I could potentially rent it for at least 1100/mo or sale it for at least 100k after I finish the room and bath. My 1st question would be, how much should I offer as the down payment? What's a normal amount to pay monthly, interest rate and if they request a balloon payment how long should I have at a minimum. I'm sure I left some info out that's needed, so please let me know. Thanks for any info or advice. -Brandon

Hey BP, quick question about section 8 inspections. I have a rental property I purchased in New Orleans and I'm renting it out to a section 8 tenant. My inspection is next week and I have a garbage disposal that is installed but does not work. I also have a fridge with a ice machine but no water line to hook it up. Should I be concerned about failing this inspection or will my inspector not check these most likely? Thanks for any info or advice. -Brandon

That sounds about right @Tim Talbot I was just quoted $1,500 for 6 windows. Before I commit I will see if the windows panels are in good enough shape for me to buy the glass to insert.

what's the seasoning period with them? I will need to refi out of these terms ASAP.
