Post: Duplex - STR & Full Time Rental

Looking at investing in a duplex where we would rent out one unit to a full time renter and the other unit we'd use as a STR. Wondering if anyone has success or failures with doing this today. Our reason is when we pass through town we'd stay in the one furnished unit for a couple of months but I hate to see it sit empty the rest of the year. How do the longer term renters feel about having a STR literally next door and vice versa? Anything you need to disclose to them? Thanks!

Similar question to @Matt I. Can you have more than 1 owner occupant loan? For example, if you buy multiple properties that you live in but do STRs on as well.

@Jessica Kirkpatrick - My husband and I live out of STR full time and have done so for over 3 years. (We're Digital Nomads). I find most of our long term rentals on the normal sites like AirBnB, VRBO and Homeaway. I often look for messaging or filtering for "long term renters". Sometimes I might find something on Zillow and Corporate Housing and we have rented from property management groups as well. Pros and cons with all of the above. One of my issues with the property management groups & Zillow is that they often are not all inclusive. Just because I am renting a place for 3+ months doesn't mean I want to maintain the yard or are traveling with a vacuum. One of the cons with the vacation sites above are the fees on a long term booking. They can be huge! Sometimes we will do a shorter initial booking within the system, then do the remainder outside of it with a rental agreement. Good luck!
