I'm new to the site also but welcome! Have you heard of Mark Whitten in your area? I dont know him personally but recently purchased his system for wholesaling. I know he also does bus tours & coaching also.

How long ago was the eviction? Does he owe money to the previous landlord? What is the nature of the collections? Are they old medical bills? Unpaid cell phone bills? Tax liens? I would dismiss medical bills, unpaid cell bills, or other small misc bills that may have gone unpaid from his youth. The reason that wouldnt bother me is that he still has a strong credit score despite those collections. I would be more concerned about tax liens; unpaid mortgages; vehicle or personal loans; defaulting on revolving credit loans. Get more details about the eviction. In most states if a landlord files the paperwork, even if it does not result in an actual eviction from the property, the filing will still show up on his/her record. If he owes them money, you may require he pay them first before you agree to rent to him. And finally, I would verify his employment & obtain one year of good landlord references since he has the eviction. If he cant supply or lived with family - that may be the deciding factor for you. Great Sunday afternoon all!! I stumbled across this site researching wholesaling. Im excited about learning from the experienced investors on BP! For the past 8 years, I've been in Property Management of multi-family & senior affordable housing communities in WI, NC, GA, SC, and VA. I've held various positions from Consultant to Regional Manager. Back in Nov 2014 I was unfortunately downsized & really had to reconsider my role in working for others. Loving all things real estate combined with the burning desire to shape my own future & financial destiny brings me to this pivotal juncture. I am interested in starting off Wholesaling then moving into buying & holding. Development & management are also part of the plan. Originally from WI I currently live in Winston Salem, NC (in between Greenboro, NC & Charlotte) Looking forward to connecting & creating meaningful business relationships!
