Hi There,

Thank you again for all the replies and thanks to Jerry for reviving the thread. It is funny because I have seen various ways used in the MLS. Everything from Flip to REO to Standard Sale.

Unfortunately the deal in question never went through as the bank ended up foreclosing. They were apparently sick of postponing the Trustee's Sale as they had already postponed it quite a few times for the homeowner prior to our involvement. Definitely a learning experience.

I would love to hear how others are wording it for the MLS.

I haven't made it up to Rosie's meetings yet but have definitely heard about them. They are mentioned at the InvestClub's meetings.

There are quite a few in so Cal to attend.

Welcome Brian! Nice to see another Orange County person. There are some great Real Estate Investment clubs in Orange County if you are looking to network locally. I have only been able to attend the InvestClub for Women (men are welcome too and do attend) so far but have heard good things about many others too.

Hi Victor,

I am new to the investing side of real estate and have been checking out meetings in the Orange County area.

I have been to the InvestClub for Women in Irivne twice and really enjoyed it. They have a great energy and do a networking exercise prior to the speaker (in addition to the time prior to the start time of the meeting). They are pretty connected with the Investor's Workshop in Orange and do workshops and classes together. I haven't had a chance yet to check out any other meetings but am keeping an eye out for more.

Thank you Jackie. I have read and some people do not recommend using a CAR form (California Realtor) as they have too many additional terms that an investor may not want included. May I PM you for an example of the contract you use? I found the "Option to Purchase" contract on many "investor friendly" title companies websites and that is why I thought it would be a good one to use.

We were thinking it should be in the LLC name but weren't sure if that caused any issues with either the A Seller's lender or the final C Buyer's lender.

I really appreciate your insight.

Hello,

After some months of research and preparation we are ready to try to get an offer in place for a short sale flip and had a question about the Option to Purchase Contract. I am not sure if there is a simple answer to this question or just Pros and Cons of each, but here goes:
Is it best to put the investor's name as the buyer or the investor's business (i.e. in LLC or Corp)?

I am not sure if using one vs the other would make any difference in the eyes if the seller's Lender in terms ease of the deal, acceptance, etc.

I appreciate any insight that may be given.

I was curious to see if you ever received any feedback on this subject? I see no one responded here, but wasn't sure if you received any info through another source.
I attended a REI club meeting last night with a speaker on buying notes and find it an interesting stream of income possibility.

Hi Ed,

There are a lot of good examples, many people do their own through Click2Mail. If you search Absentee Owner postcards or direct mail you should find some good examples.

Another great source is to check out the Articles section of BP and look at the Marketing articles. There are some postcard examples in there as well.

If you have access to tax records, I have it through the MLS, you can run your own. I have also heard that title companies are also a great source for these types of lists if you have a contact at a title company.
I have been researching in preparation to send out some postcards to Absentee Owners as well and I believe you can also get lists through the Click 2 Mail system (through USPS website).
