Thanks Jackie! I read your blog on one of your back to back closing transactions and it looks like it was a pretty smooth transaction; once you got the correct players in place.

I have just recently worked on a high end short sale in Orange County for a home that had a loan for 1.6 M. I used to live in Los Angeles and am familiar with the area.

I would love to hear more about some of your upcoming opportunities in southern California, would it be alright to send you a message?

Thank you Christopher. Keeping it in Backup Status is an interesting approach and one I hadn't thought of as most agents seem to be almost scared of these transactions and are often confused on how they work and why should the investor make such a profit etc.

Eric, thank you for the info as well. It seems as though there are very few title companies that are comfortable with these transactions and I haven't found any in California yet. I will have to do some more searching to find some.

Greetings from Orange County, CA. I am very excited to have found this site and have already spent countless hours searching the site for all kinds of great real estate investment advice and knowledge.

I have been in the business as a residential broker but am looking to move towards the investment side. I love working with people but also love marketing and the thrill of finding a property to flip (and fix up if needed) for the next buyer to enjoy.

Thank you Sam for the information. Your thread on short sales flips is great. Many real esate agents and title companies are frightened of these transactions because they are different and not the norm. Frankly I think the whole change in the market has many wishing it would just go back to the way it was in 2002!

I have worked with another investor who had transaction funding lined up and already had the C buyer, so it was a pretty smooth transaction.

I am now looking to purchase a condo but need to get the end buyer lined up and was not sure how I could market it since I couldn't just post it on the MLS (since it would already be posted by the listing agent for the A Seller).

I will look into hard money as well. Thanks again!

I am so happy to have found this site and want to offer thanks in advance for any advice given.

I am working on a short sale flip and it seems as though transactional funding may be my only choice as I don't yet have any money to put down; which would rule out hard money. Please let me know if I have missed another type of 100% financing.

My question would be how to best attract the final C buyer if you don't already have one in place. Has anyone had luck advertising via Craigslist or another vehicle for advertising other than the MLS which couldn't really be done due to double close escrow needed.
