I am interested in buying and flipping a house in the Philadelphia area. I don’t have to cash to do this with my own money so I have been thinking about hard money lenders. Ultimately, I’d like to house hack but quite frankly I do not like Philadelphia and don’t plan to be here for much longer.

For now, I’d like to get my feet wet by flipping. I would like to profit from this experience of course. Is it a bad idea for a newbie to go with a hard money lender? Also, what’s the best way to find a good contractor as this seems like the most important piece of the process.

How do I find a mentor? I live fairly close to Philadelphia and have been searching for events in that area to attend. I haven’t found anything yet. I’m a beginner and while I save money I’m trying to learn all that I can. I’m reading books and listening to podcasts but I learn best by doing and seeing.

It would be awesome if I can find someone who I can shadow for a day from time to time to see what they do when they go to look at properties, run numbers, etc. Where can I look to find a mentor or a group of investors willing to help in my area?

I’m looking to buy a multi family home in the next year where I can live in one unit and rent the other units. I currently work in the Malvern area and live in Phoenixville. Both these areas don’t seem like great places to buy and hold. Both are expensive areas. I used to live in West Philadelphia and the commute was terrible but I am open to moving back to Philly if it makes sense.

What are some good neighborhoods to buy property to rent? I’m not interested in student rentals at all.
