Hey Tyler! Throwing this in here in case ideas are still running. A potential option could be an electric Murphy bed that rolls up behind cabinetry. It will give storage, extra sleeping capacity, and also can be tucked away by the press of a button. We actually put one in our STR.

Hey! For a flex space have you considered an electric Murphy bed? It's a little more higher end, but is great for allowing more sleeping capacity and extra cabinetry space. We installed one in our STR and it's been great!

Hey! Have you ever thought about a higher end electric Murphy bed? This bed actually rolls up behind cabinetry! I actually had one installed in our vacation rental and the feedback has been great!

Hey Jessica, if you are still looking for options we had a room in our vacation rental that has an awkward layout and we wanted to provide another bed to boost occupancy. We went with an electric murphy bed that actually rolls in and out of cabinetry. We have had the beds installed for about 4 years now and the reviews are great. PM if you'd like more details!

 It really depends on the strategy. If I house hack, budget expands due to financing upsides with an fha or new 5% option with Fannie Mae. If I am investing off-site, I would be looking around 300.

We converted the upper story of the 3 car garage to a 2/2 and a part of the lower level to a studio. Originally we did long term out of the front single family and short term out of the garage units. Even though I told our long term tenant about what we were doing and she thought she'd be okay with it, ultimately she didn't like all the different people coming and going. I get it - for a long term tenant that's their home. I was able to move her to another single family rental I have and started doing short term out of all three units. That's worked much better. Maybe she just wasn't the right fit but it makes sense to me why a lot of long term tenants might not like the arrangement. As far as house hacking, I think that would work fine. I did live in the single family while remodeling my primary and that worked great for the few months I was there. I use a management company so didn't advertise to any of my STR guests that I was the owner.
