It takes a certain mindset and an incredible amount of motivation. It can be draining, frustration and rewarding. You have to have specific and attainable goals (near term and long term). My over-arching goal is to be financially free and leave the corporate world by the age of 30 but I have small near terms along the way. I think it about every day. I loose some deals at the last minute but I have also tripped and fell into some of my best deals with no effort. (I just had a closing delayed by 45 days today because some foreclosing attorney forgot to sign a paper. It sucks but its part of the business) You need to stay balanced and learn to be super efficient with your time. Its all about creating systems and having good resources. We have an incredible opportunity to buy properties at prices not seen in years. (recently bought a property for 19k in good area that sold for 55k in 1990)

Buy, buy, buy but don't waiver from your valuation standards and do it in a controlled and well thought out manner!

2 tone exterior paint job and see what you can do about making the front porch a focal point, new front door (dont skimp on this), lighten it up, new windows, fresh landscaping, good lighting. Are you replacing driveway?

Does anybody have a recommendation for quality, but reasonable priced rubber stair treads? I am painting wood floors in an apt building and want to add treads to improve wear/tear and look better.

Hi All,
Does anybody have any good ideas as to where to buy rubber stair treads? I was planning to paint old floors and use a nicer looking rubber stair tread in a larger apartment building. The types Lowes carries look pretty cheap and not real durable. I am open to suggestions. Thanks!

I also think that quote was high. They still didnt complete the job they stated (even in there wasnt a big hole). I would offer to pay them $700 max.

On another note. I had hte same issue and the leak was the below the slab in a finished apartment. I did the same as J Scott above. I ran new lines from the boiler room into the unit through the ceiling. I would rather repair drywall vs jackhammer and dig.

The rate at which you pay down debt should be driven by your personal financial goals. If your goal is is not take income now, but want a free and clear property later, then the strategy could be a fit. My only thought is why not deploy this approach on a piece of properties with a more favorable exit strategy? Maybe residential income property or something along those lines. I am by no means an expert in commercial but it certainly seems more risky to me.

I do believe that the Patriots will win but I dont count Denver out simply because new englands defense is not good. Tebow creates issues because he is unaccounted for in the run game with a conventional defense. You will see safeties playing up just like the final play of the pit/den game. IF tebow can make some good throws into one on one coverage, they have a shot of putting up some big points. And if denver can score, there defense is solid and could hold the patriots to a lower scoring game.

*Same color in all rentals (killz has a new contractor line at HD that seems to be pretty good and is also cheap)

*No carpet if at all possible

*Don't buy the cheapo kitchen/bath faucets, they always break

*No dishwashers/disposals if your market doesn't require it

*Use the little drain screens in all sinks

*I have used outdoor paint in bathrooms at times to help with moisture

Tenants can really be frustrating but more specifically, tenants I inherit from distressed sellers. Its obvious why the property is distressed when you have drug dealers and crack heads in your property!

Wholesalers can be annoying also. I hate getting an email from 5 different people on the same property. I do, however, appreciate seeing properties from reputable wholesalers.

My most important one was the first one because I executed vs just researching and wanting to execute. I still own it and its a good one.

My best one was probably a small multi family I had. I purchased it for 25k, put 10k in it, cash flowed for 6 months then sold it for 82k. It was a very eye opening experience as I was only 24 years old at the time. Ive probably purchased 10 properties since but that one will always stick out to me. I mostly buy/hold and this particular one was in a area that was a bit of stretch when looking at the type of properties I like to buy. I would say there was a little bit of luck involved as well as I got a quick cash offer and it sold as a pocket listing via realtor.
