@Jay Gordet Ask for a second appraisal from a different appraiser. Or potentially a different lending institution that uses a different appraiser. You might have to pay extra for a second appraisal, but worth it at this point. I would have your lender order it to make sure they can use that the appraisal can be used against the loan. If a second appraisal comes back low you can try to renegotiate the deal.

@Melanie Parkham I think from the 5 or 6 inspections I've had done in Northern Utah in the last year they have always skipped over the sewer inspection. It is typically not covered under a normal inspection. It can be done, but at the request of the buyer. This also adds to the cost.

@David Hernandez you can still do a cash out refi with a different institution. For your primary home you could draw on the equity and the refi will pay off the 7k. I work for a financial institution that could help that is based in Northern Utah.

Congrats on making the decision to get into real estate. I too live in Cache Valley. We do have a local REIA, but they aren't meeting right now because of the pandemic. There are plenty of investors around.
