@Cason Acor with networking are there certain groups/meet up to find those opportunities? And with cold calling, where would you find a list of people to call?

Thanks guys for the posts, and thank you for @Cason Acor for your info, I have talked to a few brokers and they all tell me that its just rare to find something like that, even in the sub $5 Million market.

I have reached out to Matt and have spoken to him a few times but he keeps things very short and says that he is very very busy (I can understand after being on the podcast). I've tried to see if I can work something out with him to bring him a deal if I can have some equity in it instead of a finders fee but no response.

I just would like to know how to find these types of properties. If anybody else has any more information about how to go about building this deal pipeline I think we'd all love it!

Hello Everyone,

I listened to the podcast with Matt Onofrio about commercial real estate investing. It is very inspiring to me as I have longed to work up into this segment and hearing that he jjst went for it has changed my mind.

His Criteria of an 8%+ cap, $5-15 million, with 5+ years left on the lease and he prefers a national credit tennant I am having a very hard time finding anything similar but on a smaller scale of $5 million or below.

Is this possible to find? What are the best ways to build a pipeline of leads to pursue?

If I borrow money from a private lender to pay cash for a discounted property, can I go to a bank and get a second on the home to pay back the private lender? My thought is to do a lease option with the home for my exit strategy.

Example:

Purchase price: $75,000

Arv: $150,000

Repairs: $5,000

Rent: $850

@Brad France Thanks for responding! I have tried to go to the local title companies but they told me that they don’t carry that list anymore. But thanks for the websites mentioned, I’ll definitely check them out.

Where would you find a up to date pre-foreclosure list @Ray Lai?

The hotel chain Hyatt, is wanting to come to a nearby area where I am at. I specialize in building commercial buildings to suit. I was just curious to see if anyone has built and rented out a hotel to a hotel chain? I am just curious to see if they would be interested in something like that and if anybody has had experience doing this I would like to pick there brain about it!
