I have several upcoming showings that will be the first in my beginning phases of becoming a REI. I have several highlighted questions/comments to bring up during the showings but am reaching out to the forums for any added advice in what to ask, see, clarify during the showings.

age of roof, rental history/how long tenants stay, do all appliances stay with the purchase, clarify that utilities are separate and the information involved, check the basement, any disclosures?, water pressure, age of heating/cooling systems.

Any other comments, questions to be addressed would be greatly appreciated. Thanks!

Hello all,

I am on the verge of acquiring my first investment property by using the house hacking strategy. As i am required to live in one of the units for a year, does an LLC come into the picture at all? I've talked to several people who say to put each property under its own LLC for protection of asset purposes. Is this something I should be considering right away? Do i transfer it into an LLC after the first year? Will this affect the style of loan? Thanks in advance for the help!

My current role is 100% commission based and has been since the end of September ‘21. Prior to this it was part time work as i was transitions & training fter graduating from college. I now have a territory that covers all of Upstate NY and Northeast NY which results in a lot of daily travel. I have the funds to use an FHA and house hack A multi-family unit. Due to my travel, my thoughts were to purchase a triplex on one half of my territory, claiming residency, while also maintaining my current apartment in the other half of my territory.

However, almost every loan officer i have spoken with has told me I can not purchase a home any time soon due to the “lack of two years proof of commission only income”. Any advice or guidance would be greatly appreciated!

@Brady D'Hont    Are you considered self employed (receive a 1099) or are you an employee that happens to be commissioned? (do you receive a w-2)

Jay,
I am a W-2 fully commissioned

Go with a 12-month bank statement program. Rates are higher and down payment requirement is higher than going FHA but once you reach the 2 years of employment history you can refi into a conventional.

Erik, Thanks for the response. It makes a lot of sense to do that but have heard the refi process into conventional can be costly… What’re your thoughts on having a co signer to show 2+ years of income? Are they then linked to the agreement for good? Something i have not looked into, more so spitballing ideas.
