After the first few turns I realized that compared to LTR the MTR model has a great additional benefit, meaning additional to the increased cashflow. I haven't needed to paint, replace floor coverings, etc. Sure, I've spent on upgrading some furnishings, and replacing a few things that wore out, but I've never had damage or wear and tear. As I've cautioned elsewhere, the model is overplayed in some markets right now, perhaps especially where there are many underperforming STR's, so be careful if you're thinking of launching one.


 MItch, Great post and i appreciate your insight. The travel nurse era is still in full swing and I’ve seen a lot of MTR market their listings to that subcategory of tenants. How’re you listing your MTR’s? Have you used a site such as furnished finder? Thanks

I have several upcoming showings that will be the first in my beginning phases of becoming a REI. I have several highlighted questions/comments to bring up during the showings but am reaching out to the forums for any added advice in what to ask, see, clarify during the showings.

age of roof, rental history/how long tenants stay, do all appliances stay with the purchase, clarify that utilities are separate and the information involved, check the basement, any disclosures?, water pressure, age of heating/cooling systems. 

Any other comments, questions to be addressed would be greatly appreciated. Thanks!

Hello all, 

I am on the verge of acquiring my first investment property by using the house hacking strategy. As i am required to live in one of the units for a year, does an LLC come into the picture at all? I've talked to several people who say to put each property under its own LLC for protection of asset purposes. Is this something I should be considering right away? Do i transfer it into an LLC after the first year? Will this affect the style of loan? Thanks in advance for the help!

Go with a 12-month bank statement program. Rates are higher and down payment requirement is higher than going FHA but once you reach the 2 years of employment history you can refi into a conventional.


 Erik, Thanks for the response. It makes a lot of sense to do that but have heard the refi process into conventional can be costly… What’re your thoughts on having a co signer to show 2+ years of income? Are they then linked to the agreement for good? Something i have not looked into, more so spitballing ideas.
