First-Time Property showings
I have several upcoming showings that will be the first in my beginning phases of becoming a REI. I have several highlighted questions/comments to bring up during the showings but am reaching out to the forums for any added advice in what to ask, see, clarify during the showings.
age of roof, rental history/how long tenants stay, do all appliances stay with the purchase, clarify that utilities are separate and the information involved, check the basement, any disclosures?, water pressure, age of heating/cooling systems.
Any other comments, questions to be addressed would be greatly appreciated. Thanks!

these are good questions, just be aware that this may not be the type of information you get during a showing. typically the most detailed information doesn't come out until you're under contract and have an inspection performed. the inspection is the manual of information about work the property may need. not the showing.
are you working with an agent? usually you'll give your agent the questions you want asked, they'll go to the seller's agent, and the seller's agent will put the questions to the seller. then the information comes back the same way. and... depending on how competitive the market is, the seller may not be particularly forthcoming with answers. I know it may seem silly or unreasonable for a seller to not want to answer basic questions... but this is just sometimes how it is. if they can get offers without providing any info or looking anything up... that's what they may do.
so... you may get incomplete or contradictory information. don't get frustrated. if you can't verify what you need to verify, move on.
