Interesting strategy, @Robert Hetsler You can put the money into a DST instead of real estate in a 1031 exchange?

Hi Victor,

In my area at least, building doesn't make financial sense.  I am currently buying an apartment building that was built in 2005 with a new roof (thanks to insurance) for about 60% of the cost to build.  I wonder if your area is different?

For me, I am going to focus more on multi family.  The return for my time is better.  The points I like best for multifamily is 1 insurance policy, 1 mortgage, 1 property manager, 1 type of furnace, 1 roof, 1 closing, 1 inspection.  I will sacrifice a little bit of % return for less effort on these items.

You have a great real estate group called Lifestyles Unlimited near you.  They have some great training that you should check out.  This is one reason that I lived in your area.

I just read Creating Wealth Through Self Storage by Mark Helm and it was a great introduction to self storage units.

Hi James, sounds like a valuable course!  Where do you take them?  How much do they cost?

Sounds like an interesting deal, Joel.  So you don't have the 80-100K?  That seems like a low down payment for this property.  They will also probably want you to have some reserves.
