@John Teachout @Jonathan W. It's a 900sqft  in a "C-D" neighborhood. It wouldn't add any value.

@JD Martin  Good point. I'll keep it simple

@Michael Craig Thanks for the reply. We bought the property with tenant in  place and a one page lease signed two years ago. Would there be an instance where you would spend extra for a tenant i.e. if they where a long time good tenant?

How much weight do you give to tenant requests? The fridge needs to be replaced and the tenant wants a side by side with an ice maker. The difference in price vs a basic fridge is $200-300. 

Another question: do you pay for and replace the refrigerator and AC/heater filters in your rentals?

If you can get $200 plus positive cashflow, you could make it a rental now. Live in an apartment for a year or two and saving for the next house.

I want to buy properties under $50k that need minimum work (paint, carpet) before putting a tenent in it. How would I use or rather should I use private/hard money for the down payment? Or should I save for the down now and wait until I have enough properties that cash flow to provide the down for future properties?

Thanks for all the suggestions. This is an elderly, section 8  tenant. She's lived there two years and wants to stay 'as long as we let her'. I have a plan now. Thanks again.

Thanks for all the suggestions. It is necessary as there are tiles falling off the walls, visible mold, and possible mold behind the walls. The tenant wants to stay and it CF well.

We're days from closing on an out-of-stateproperty that has a tenant in place. Going in we knew that the bathroom will need to be redone. My questions are:

1-since it's the only bathroom in the house, what should we suggest the tenant do?

2-should we style the bathroom according to our (California) standards or research local standards? 

3-this is our first rental so what am I missing in this situation?
