Buying under $50k without BRRRR
I want to buy properties under $50k that need minimum work (paint, carpet) before putting a tenent in it. How would I use or rather should I use private/hard money for the down payment? Or should I save for the down now and wait until I have enough properties that cash flow to provide the down for future properties?
