is there a way you can avoid taxes buy transferring stocks that have grown over a while to income producing investment rental real estate?

I just left the us military and I am so blessed right now I want some advice on how I can give back later on specially to my parents

between me and my girlfriend soon to be wife we are saving about 5000 dollars a month I got extremely lucky with a few things for this to happen I'm 23 I have free college we are both living with our parents not only do I have free college but I am paid 1500 a month tax free income for going to college a month due to the gi bill I am going for engineering I am working full time as well we are investing in the stock market in snp 500 index funds as of now unless a killer realestate deal comes by. how can I pay back my parents in 10 years I have done numerous projections on our gains and we will be millionaires within 10 years if we keep on the same path I am so grateful and crying right now I remember pulling into ports in Africa in the navy and I watched as locals would collect trash for food and metal scraps to sell and eat I am just so happy and great full. I am great full to bigger pockets for all of the information that they give and very grateful that the investors here give that information freely we are so lucky I am so grateful coming from a family that was originally in poverty. when I am wealthy I want to make a non profit specializing in helping teach the poor about financial intelligence. I'm tearing up right now . just this last year I've read 40 books my goal is 60 this next year. all investors that help people that ask questions on here I want to let you know you make a difference in peoples lives no matter how small I am so great full and thankful for everyone here and so happy now. thank you so much. keep making a difference in peoples lives!

If i found a 8 plex that needed some renovation and was able to Negotiate the guy to 150k from 350k but you had Not the money or track record for traditional lending or a network of people you know yet to borrow Money from to rehab it and rent the 8 units what would you do to Get enough money to Pull it off assuming that it only needed a avarage of 10 k repairs for each unit 230k How would you Pull that out of thin air

It will still cashflow with capital expenditures as well as vacancys and such it will need both units to do that of course its a duplex i should be getting around 4 to 500 a month after i refinance my va loan with 20 percent down. At work again apologize i did my best to do numbers to me this first property is the most vital one because if i screw up bad enough it can kick me out of the game for awhile and i want my freedom

I have been looking and i think i found a property i can move on it pretty immediatly. Its pretty inexpensive its will provide a decent amount of cashflow i am in the position to get it with no money down i am going to house hack for a bit. My question is the neighborhood isnt the best. Ive looked at crime maps. And there is a hood amount of crime in the area but almost non of it is localized near the home a few are but the majority of the crime is a few blocks down. Its right near the train tracks that seperate the good neighborhood from the bad
Is the bad neighborhood enough to not buy it or is it ok because its on the fringes of a bad neighborhood? And not in its core
