I want to rent out my primary property that I bought. This was a complete remodel that has significant value added. What value is used for depreciation? Is it the ARV value or?

Had anyone had rentals in the UP of Michigan, or northern Wisconsin. If so tell me your experiences, challenges etc. Would like to have a few properties up there. Currently looking at the Ironwood area, but not locked in to any one area.

Looking for help, I am starting due diligence on a property that is classified commercial. there is a retail building on the frontage of the property, and a single family house that has access from a side street. What does it take to get the property divided? The taxes are really high. If the split is done I see a tremendous value add. Not to mention the realtor is telling me currently you can only get commercial lending against the property.  Looking forward to experienced incite.

4700 a year

I have a triplex in Ohio I am interested in. After checking with 2 insurance brokers and a few online quotes. My best premium is way too high. Any help is appreciated!
