@Rocky V. thanks for the advice. I'll definitely check that program out.

@Mark Nolan I'm already reading one of @Brandon Turner books, No and Low Money Down. I'm sure I'll keeping reading more.

@John Hixon that's a great way to disclose to the seller your intentions upfront.

@VeinTwain H. I understand the concerns. I had my real estate license in SC many years ago, and remember the serious comment it takes.

Thanks for the support @Kai Kopsch!

Awesome @Account Closed. I will make it a point to be there. Don't forget to say hey!

Thanks @John Hixon! Those are some great suggestions. I guess I am worried about crossing a legal line between realtor and wholesaler. I've read things that say the line can be blurred. Can I freely market the contract when it's in place? Can I freely tell both parties my intentions? Can I advertise I am a wholesaler?

Thanks @Jeff Filali! That's the same message I've heard from other investors in my area. I definitely want to make sure that investors can trust my numbers.

Hey BP members!

I've talked to a few investors I know and there seems to be a need for quality wholesalers in my area. I live in Texas, and I want to make sure I do it legally. What kind of things get most wholesalers in trouble? Is there a good forum/guide/podcast etc. on the subject? Are there any laws in Texas I need to be aware of? The last thing I want to do in get a bad reputation on my first deal. Any help would be greatly appreciated!

Thanks @Dave Visaya and @Lauren Lockett. I have gotten about half way through the beginners guide. I should finish it up this week. It seems to have a lot of good stuff in it.

Hello all!

My name is Brad and I currently live in the Houston area, Richmond to be exact. I teach business and coach football and basketball at the high school level full time. As you can suspect, I want to supplement this income with real estate investing, but the amount of time I have to dedicate is sparse. I have moved to Houston from the Charlotte area in March 2015, so I'm still learning a lot about this sprawling metropolis.

I have joined BP to learn more about all aspects of real estate investing. I know this sounds like the kiss of death, but I plan to start investing by wholesaling a few deals this year. When I have built my business up enough, I plan on focusing on buy and hold properties with a few flips as they present themselves. So far, the toughest part of my market seems to be high property tax (2.5 -3.3%) and lack of multifamily units (in the suburbs at least).

I have already started reading a couple of books, and listening to the BP podcast. I have also been fortunate in finding a very helpful investor in my area that I hope to form a mentor relationship with. I would love to find some meet up groups to continue networking and growing my knowledge in REI. I look froward to being a part of the BP community. Happy Investing!!!
