You are on dangerous ground.  A court needs to decide this, do not take one person word no matter how heart wrenching the story.  A lot of states have a domestics violence law that allows them to break the lease.  They just need to go through the process to prove it.

Evictions are a automatic decline for us no matter when they were.  Any lawsuit or collection from a past landlord is automatic decline.

PMI Midwest and PMI Indianapolis are both awesome companies. Very knowledgeable professional organizations. Costs for PM's are all very similar, services are not. Do your research but either Joe or Mark will take excellent care of you.

I have been a contractor for many years.  If I can give you our perspective.  

1. Most investors don't want to pay for good contractors, we are not cheap.  They want good work for cheap from guys that are reliable.  They are rare.   If they are good, cheap and reliable they are quickly picked up by someone like me that will keep them busy for years to come without having to give bids and chase work.  Or they will become someone like me and grow their own business.  Either way the dont last too long in the cheap department.

2. The credit card is on non issue, We take credit cards but you pay the fees.  Makes no difference to me.  But we are a bigger company, the small guys are intimidated by this even though they should not.  They just want to work and get paid and not do office work.

3. I know this is probably not helpful to solve your issue but after being in rehab/construction work for over 25 years I feel its fairly accurate.  Even more so when the market is good like it is now.  Its a grind when you are smaller, but keep at it and when you find a good guy, try to keep them busy and treat them right.

@Caleb Teachout I have been an investor and property manager in the area for about 20 years.  Started the management company because of my own portfolio and a few other large ones we manage.  I live in Valparaiso and my office in Merrillville.  We invest and manage mostly in Lake, Porter and Laporte county but also serve Jasper, Newton and Starke counties.

I am a PM in that area.  Would be happy to discuss any questions you have.  Gary is a cash flow play and not so much appreciation.  It has its challenges but some have had a lot of success there.

Its a cash flow play, I invested in Gary in early 2000's, Prices are not much different today.  They dipped around 2008 like the rest of the market but appreciation is little to none.  Cash flow can be awesome with a good property manager

I took over some properties from Olson in a property management deal.  I will say that they were professional throughout the transfer.  I do not know how they run their turn key deals but my experience with them was positive.  I will say that most of the time when we take over property management contracts the opposing company is very unprofessional, Olson was a exception.  To me this says a lot on how a company runs.  just my two cents.
