I️ don’t see a peaceful resolution. If you decide to sell, I’m sure he will be combative and do whatever he can to the property to prevent the sale. If you decide to evict, well, that obviously won’t go over well. Basically, you need to make the tough decision knowing he may never talk to you again. Otherwise, you’ll feel like a prisoner in your own home for the foreseeable future.

Offer to pay the agent's commission yourself, and if he still balks at that, chances are there are more issues with the property he's trying to hide.

Would you lend money to an individual you do not know personally, that also doesn’t have verifiable income to prove they are able to make the payments to you?

I don't think you need to "threaten" anything. Either have an attorney draw up an agreement that she'll need to sign if she wants to use the garage, or don't let her use it at all. If she's going to be using the garage, and there are issues with you needing access to items on her side & electricity she's paying for, you need a written agreement. Just my opinion.

My outgoing message is clear that if the caller would like a call back, they should leave a message with their name, number, and reason for calling. No voicemail = no call back. If they can’t follow those simple instructions, don’t want them as a tenant.

Do you absolutely need the cash flow right now? Would a major CapEx be devastating to your business? I️ just don’t believe 8 years is very long, and personally wouldn’t refi unless the items I️ questioned above apply

Would obviously cut into profits a bit and may not even be allowed by your HOA, but have you considered putting up a decent-height wooden fence, at least on that side of the property? That's only if it's as big of a problem to you as your post makes it seem

Not knowing what a property in Austin goes for, have you considered a cash out refi instead of selling? That could allow you to buy in Austin while still keeping a property you've had great luck with.

@Michael Guzik I would tell that person if they spent as much time worrying about their own finances as they do mine, they'd be much better off, mentally and financially, than they are now.
