Kenya, as a BP Pro member you are able to market your deals in the forums from my understanding. So if you come up with a great deal, I am sure that you would capture the Attention of an interested buyer without a problem. Especially if it is a great deal.

Hey Stuart,

 I would say to look into purchasing some lists for targeted groups such as pre-foreclosures, bankruptcies, divorces, probate etc. Once you have the list, say you have a budget for 1000 letters for example,  you don't want to send all 1000 at once.  Break it up and send say 200 to the same individuals five times over the course of three months or so.  For the people who are really motivated, they may throw away the first one, two or three letters but eventually you're going to get their attention and you should start generating some good leads. Hope this helps.

Makes sense... Thanks guys. I have another question... Once they are listed, if you are planning on wholesaling the deal to a PML for a cash deal and they are asking for proof of funds, how do you go about satisfying this requirement?

I was wondering if anyone has had any luck going after off market REO's that have not been listed with a realtor/broker yet? In my area, there are quite a few REO's that need major repairs that have been vacant and bank owned for a very long time. Is it worth trying to contact the loss mitigation officer at the bank to try to make an offer on the property or do we just have to keep watching it until it is listed with an agent? Any information would be greatly appreciated. Thanks everyone!
