Maybe it was the Mai Tai's in Maui...

But I decided 2015 was the year to really put everything into my real estate deals. I figured it was a good idea to start direct mail so I told my friend Michael Quarles what my goals were and he came up with a fantastic schedule...

6,000 mailers per month, broken into groups of yellow letters, postcards, and professional letters....A little over 15k when prepaid 4 months...So I pulled the trigger.

I haven't done any direct mail so I am excited to see the results. I'll keep you posted as the calls roll in. Wish me luck!

I am working on my goals for 2015 and have decided that 2015 is my year to "go for broke". I have set aside about 30k for marketing by direct mail. 

I am curious the ROI difference on standard vs first class on yellow letters. When I look at yellowletters.com it looks like I would be able to do so many more letters by using standard mail

I can mail 40,250 pieces standard, or 32,400 pieces first class.....about a 7800 piece difference.

I am a residential flipper so it isn't uncommon to pick up property at 60% of value due to people going through life changes....such as divorce, inheritance, job changes etc.

I have an interest in smaller commercial strip centers and wonder how often these types of discounts happen in the commercial world. I am thinking about doing some direct mail to try to find motivated sellers, but wanted to see if you guys find strips at a discount??

Seems like a pretty thin deal. I don't think that your interest rate is above market rate for owner financing, but I would be hesitant being on title in this deal, and being on the hook for the note to your seller. Your $2500 profit could easily be eaten up if you have to foreclose, and that is assuming you are in a deed of trust state. If you are in a mortgage state, then you're looking at a much longer foreclosure process. Have your seller sell to your buyer, and assign you the note. No need for an RMLO in that scenario, in my opinion.

Hey Bryan, 

I am sure that is part of it, but the call volume has been slipping for about 2 years. I think the recovery of our local markets is the main influence. It only takes one good deal for a years worth of signs though, so they will remain out.

Where is the best place to get pre notice of default lists? For those unfamiliar, these are lists of people who are currently 30 plus days late on their mortgage, and are pulled from credit reporting bureaus as I understand.
