Post: Best way to get affordable insurance on an older home

Just purchased our second investment property less than a mile from the beach in south Florida, everything going well, but insurance premiums are higher than I had estimated. The house was built in 1961, original plumbing, electric, and roof nearing its end (no leaks, but 14 years old). The insurance quotes I’m getting are saying that they won’t give flood coverage or water damage coverage without showing that we plan to replace the roof. Is there any way to get full coverage at a reasonable price? Should I keep shopping around or is there any easier way to find the best option for insurance (national insurance chain, local company, or broker)? Thanks for any help!

Good morning all! Just starting out in South Florida real estate investing and was curious on anyones thoughts/opinions on how they submit offers on properties. 

I have an LLC created, but do listing agents cringe at an offer made in the name of the LLC? Is it better to get your foot in the door and make a personal offer using my name? I would appreciate any feedback, thanks!
