I'm a senior at UCF studying economics and I want to pursue real estate part time. I would like to join an established team in the Orlando area so I don't always have to be on call. I want a brokerage that provides a lot of training and mentorship to new agents, even if the splits are lower. I'm more concerned with discovering a new career path and networking than making a lot of money at the moment, although money is always nice. If you're in Orlando, accepting new agents, or know of any brokerages to join, please let me know. I'm also willing to work as an employee for a brokerage or team. I appreciate any support.

Thank you Matt, your post was very insightful. As a 19 year old, I am a beginner and I'm unsure of where to start. I want to start investing in real estate by the end of 2022. My school is distributing emergency COVID-19 funds and I'm expecting a deposit of $1,000 soon. Some of the money will be used to earn my RE license, but how can I take action today? I have a goal but no idea how to achieve it.

While that’s important, how do I find deals that others will want to invest in? I’m a member of online RE groups and others may partner if they find the numbers to be optimal.

I’m 18, a sophomore in community college (started my senior year), have been unemployed since January, and have just $700 to my name. However, I’ve been watching videos and reading articles about real estate investing, and I discovered that partnering with others is an excellent way to get started. Since I have no experience and little money, how should I find deals, find partners to fund those deals, and are there alternative routes to real estate wealth? I want to enter the RE game very soon because during the 2008 crisis, many millionaires were made, and I don’t want to miss out during the worst one since the Great Depression.

@Lydia T. Should I call the number on bandit signs or stay away from them? I’m trying to save up for another car and a rental property out of state, so I’m going to need substantial cash. So far I have $1,100 in savings from graduation gifts, interning with a realtor this summer, and working a delivery job now. Anything helps since my work hours are limited.

@John K. Learning doesn’t pay, unfortunately. I’m graduating from community college this year, and I’m afraid of the prospect of student loans when transferring. Should I try to wholesale or get a job? I’m frustrated because I don’t have much money and that needs to change.

@John K. Since my goal is to buy a rental property, would you suggest I try partnering on a deal instead? I don’t have credit or assets but I bet there are lots of people who have it and are willing to invest with me and generate returns.

I don’t have much money or a team of any kind, so how can I find a deal relatively quickly? I’m thinking of finding a mentor first, especially since I’m 18 and may not know what I’m doing at first. I live in Rockland County, NY, and I’m willing to partner with an experienced wholesaler on a deal and share most of the profits. I’m looking to buy rental properties later so wholesaling is a straightforward way to start in my opinion. I’m frustrated and don’t want to pay a lot to get started, since I’m trying to save for the future.
