I’m a new landlord and I just finished my first BRRRR/HouseHack combo. I’m finding it difficult to get qualified tenants in who don’t have animals so I’m considering allowing them in my units. Question is there’s pros and cons for dogs and cats. Which have you had the best luck with? Thank you, Bradley

Cash invested: $68,000

3 unit distressed property, rehabbing and adding an additional 4th unit. House hacked this property using the 203k loan that kicked in $29k in renovation costs and I contributed $39k cash out of pocket. Full remodel that will cashflow while i live for free!

I have a 4-plex with a well and I’m redoing my plumbing so that I will have 4 hot water heaters. I know city water multi units are almost always independently metered, should I independently meter off my well? How do you guys do it? Thanks

I am a flip and BRRRR strategy investor and I’ve messed around with design layout apps as well as rehab cost estimator apps. I have yet to find an app or website that allows me to do both. Does anyone have one they recommend? Or are there rehab cost estimators you recommend? Thanks.
