Have you tried looking into propstream? Usually I create a mailing list by putting the type of properties I am looking to buy. Next I would find the names or LLC of the property owner then use whitepages or needtoskip.com to skip trace the owners' information.

Hello Nilusha, 

I think you hit it on the head when you stated this deal is heavily reliant on appreciation/value-add potential and not cash flow. Therefore, it seems you will be in the negatives for quite some time until the basement is renovated. Personally, I like to buy deals in cheaper areas that will generate cash flow from the beginning but if you are willing to risk losing money before receiving any profit then I say go for it. You have done an amazing deal analysis on this property.

Hey Kyle, 

Do you have time to manage the construction yourself? If you have detailed steps from the contractors then I would suggest to schedule time to visit the property every other day to make sure the work is being completed. Also I believe you should first, gather multiple quotes from different contractors to gain a clear understanding of the average cost for the desired project. Then, research each contractor’s reputation and previous work through online reviews and references. When meeting contractors, ask detailed questions about their methods, materials, and projected timelines. A written contract that outlines all expectations, costs, and project specifics is crucial. I would make sure to carefully read and understand it before signing. Regular communication throughout the project helps maintain transparency and address any concerns promptly.

In most cases I have learned tenants love to have carpets within there units however carpet can be a pain to clean once the tenant leave. In fact, most of the time the maintenance crew would have to replace the carpet after the tenants leave. I have now switched to hardwood flooring at most of my properties but want to get thoughts on which one is better? Tenants also leave scuff marks and scratches on hardwood but personally I think hardwood flooring looks better.

Great insight @Michael Blank. I do agree there is a wide gap right now with seller's expectations and buyer’s offers. 2024 is when I believe we will start to see this gap narrow.
