How do I find land owners' addresses to send mailers out?

We want to start soliciting some new business and our specialty is selling land. Everyone says you can "buy a mailing list", but i have googled it a million different ways and can't seem to find legit directions - google keeps showing me sketchy websites. 

Question 1 - Does anyone know how to get a mailing list, specifics help.

Question 2 - Is there a way to get a mailing list that is specific to land owners in a certain zip code?
